DSCR loans, explained
A DSCR loan qualifies the property, not the person. The lender divides the property's net operating income by its annual debt service and lends if the ratio clears their threshold.
That means no tax returns, no personal debt-to-income calculation, and no limit tied to how many mortgages you already hold — at the cost of a higher rate and larger down payment.

How the ratio works
Debt service coverage ratio is net operating income divided by annual debt service. A property with $36,000 of net operating income and $30,000 of annual payments has a ratio of 1.2.
Most lenders require at least 1.0 to 1.25, with better pricing above 1.25. Some programs allow ratios below 1.0 with a larger down payment, which means the property does not cover its own debt.
What they cost
Expect a rate roughly one to two percentage points above conventional investment property financing, twenty to twenty-five percent down, and origination points. Prepayment penalties in the first three to five years are common.
Read the prepayment terms carefully if there is any chance you will sell or refinance early — that clause frequently costs more than the rate difference.
When they make sense
When you have exceeded conventional financed-property limits, when your tax returns understate your income, when you hold property in an entity, or when you need to close quickly.
They make less sense on a first or second rental if you qualify conventionally, because the rate difference compounds over the hold period.
