Insurability comes before affordability

Roof age and material, wind mitigation features, and the flood zone determine whether a property can be insured at a price that makes the purchase work. This is checked before a payment estimate is produced, not after an offer is accepted.

Association finances are part of the property

For condominiums, reserves, pending assessments and structural inspection status are as material as the unit itself. A low monthly fee alongside an underfunded reserve is a cost that has been deferred, not avoided.

Flood zone is a parcel-level fact

Zone designation, elevation and past claims history change the loan, the insurance and the resale audience. None of it can be inferred from the neighbourhood.
